Let's Clear Things Up

From property enquiries to questions about deposits and payments, we’ve listed our FAQ’s to hopefully provide the answers you need.

Admin

The system will create an online account for you, so once you become a resident, you will already have access to online payments and maintenance service requests. If you prefer a hard copy application, that is fine too! Please contact the Leasing Office to obtain a PDF of the application and Rental Criteria form or visit us in person. We will need a signed Rental Criteria form, completed application, copy of your photo ID, and proof of income.

Application approval times can vary, but generally, you can expect a response within 48 to 72 hours after submitting all required documents. Delays may occur if additional information is needed.

Rent can be paid online through the resident portal with manual or automatic payments, or by check to the leasing office.

We perform a credit check through a rental risk assessment system, criminal background check as well as a sex offender check. All must meet our passing standards for approval.

After approval, we ask for all move-in costs to be paid within 72 hours in certified funds (bank check or money order). This cost will include your prorated first month's rent (you can move in any day of the month!), a key and lock fee, and prorated extra fees (parking and/or pet) if applicable. 

Subletting is not allowed per our lease agreement.

Parking is available in a two-level underground garage and in off-street parking. For specific parking fees, please contact Munroe Place directly.

Please refer to your lease agreement for details regarding early termination fees. We are happy to answer any questions you have about breaking your lease. 

Residents are typically responsible for electricity and gas. Heat and hot water are included in the rent. Trash removal is also included.

Amenities

Yes, we partner with a furnishing company to offer fully furnished apartments for an additional cost. Please contact our leasing office for availability and pricing.

Lease terms may vary, please visit out floor plans page or contact the property for details. 

We ask residents to respect quiet hours from 10 PM to 7 AM. There are no additional fees for using any of our amenity spaces.

Munroe Place offers a variety of amenities including a Starbucks on-site, access to public transportation (16 minutes to South Station via the T), a fitness center, two-level underground garage parking, is pet-friendly, has controlled access/gated entry, a convenience store, elevator, off-street parking, bike racks, a recreation room, package receiving, on-site management and maintenance, and is smoke-free.

Yes, Munroe Place offers package receiving services for residents, all deliveries are held for residents to pick up at their convenience.

The fitness center is open 24 hours a day, 7 days a week for the convenience of our residents.

The fitness center is well-equipped for workouts, offering both cardio and strength training options including exercise bikes, treadmills, elliptical machines, and weights.

Credit Score

There is a determination that is made if your score is just between decline and approval standards. This is called “approved with conditions”. If this is the case, you will be notified of next steps by the Leasing Office. If your score is below this mark, your application is declined.

Yes, Munroe Place is ideally located next to the MBTA Quincy Center Station on the Red Line and Commuter Rail, offering easy access to Boston and surrounding areas.

Located in Quincy Center, the downtown district of Quincy with shopping, dining, and entertainment at your doorstep. 

Quincy Dog Park sits on Quarry St next to the Avalon development—approximately 1.2 mi north of Munroe Place.

Multiple South Shore bike routes run through Quincy Center; local bike racks are provided on-site for resident use.

Shopping options in Quincy Center include Parkingway Plaza, Quincy Granite Place, Star’s at Quincy, plus on-site convenience store and Starbucks.

On-site Starbucks for your morning espresso. Off-site, you can get a cup at The Fowler House Café or Panethnic Pourovers at North Quincy station.

Maintenance

Our professional cleaning and maintenance team will ensure your apartment is in top condition, with all appliances checked and working, fresh paint, and a thorough cleaning.

You can submit a maintenance request through our resident portal or contact our leasing office directly. We aim to address all requests within 48 hours and we will keep you informed if this will take longer than that.

It's up to you. You can choose to be present or provide us with permission to enter your apartment in your absence. We will follow up, informing you that we were there and the work that was done.

If you're locked out during office hours, stop by the leasing office. After hours, call our emergency maintenance line.

Yes, we encourage you to make your apartment your own. Mounting items on the wall is allowed. However, we ask that you avoid making any permanent alterations or damage.

Pet Policy

Utilities

Utilities are separate and are based on usage.
